Granting a tenancy always involves an element of risk. Tenanta provides a professional guarantor service that is designed to give landlords and letting agents additional confidence when considering tenants.
By standing behind a tenant’s rent obligations, we offer landlords assurance that arrears will be addressed in accordance with the Guarantor Agreement. Our role is to work alongside you to support continuity of rent, help mediate arrears where they arise, and, if necessary, facilitate resolution through agreed processes.
How It Works for Landlords
The Guarantee
Process
Tenant Application
- Tenants apply directly to Tenanta and undergo referencing and affordability checks.
- Applications may include supporting documents to demonstrate eligibility.
- Landlords are not required to pay fees for this process.
Agreement Issued
- On approval, Tenanta issues a Guarantor Agreement.
- The agreement must be signed by landlord (or agent), tenant, and Tenanta.
- Only once executed and the tenant’s guarantor fee is paid does cover commence.
Rent Collection Continues
- Tenants remain responsible for paying rent directly to landlords.
- Tenanta does not pay rent in advance.
- Landlords continue to manage deposits and statutory compliance (e.g. Right-to-Rent, EPC, Gas Safety, deposit protection).
Notification of Arrears
- If arrears occur, landlords or agents must notify Tenanta promptly.
- Notification must follow the procedure and timelines in the Guarantor Agreement.
- Failure to notify within the required period may void cover.
Mediation and Resolution
- Tenanta seeks to mediate arrears situations in collaboration with landlords and tenants.
- Options may include structured repayment plans or, where appropriate, a Deed of Surrender.
- The objective is to resolve matters fairly and avoid unnecessary eviction proceedings.
Claims Process
- If arrears remain unresolved, landlords may submit a formal claim.
- Claims are assessed in line with the Guarantor Agreement.
- Any payment is subject to agreed conditions, deductions (e.g. deposit use), and timelines set out in the agreement.
Renewal and Continuity
- Where a tenancy is renewed or extended, Tenanta can continue to provide guarantor cover.
- Renewal requires confirmation by the tenant, a fresh Guarantor Agreement, and payment of renewal fees.
- Tenanta will contact the tenant directly prior to expiry to arrange renewal.
Important Information
- Tenanta’s guarantee relates only to rent obligations expressly set out in the Guarantor Agreement.
- Other tenancy-related obligations (e.g. utilities, council tax, service charges, damages) are not covered unless expressly confirmed in the Guarantor Agreement.
- Tenanta does not release tenants from their obligations. Any payments made to landlords may be recoverable from tenants.
- Exact scope, conditions, and limitations are contained solely in the Guarantor Agreement signed by landlord, tenant, and Tenanta.
